What is a Home Appraisal?

A home appraisal is an objective, professional estimate of a property's fair market value. Performed by a licensed third-party appraiser, this report evaluation considers the home's condition, unique features, and location, comparing it against the recent sales data of similar homes in the surrounding area.

Why is an Appraisal Required?

Most mortgage programs require a formal appraisal to confirm that the collateral—the home—supports the loan amount. At Pure Lending, we use the appraisal for two main reasons:

  • Lender Safety: It ensures we aren't financing a property for more than its current market worth.
  • Buyer Assurance: It confirms you aren't overpaying for a home based on current market trends.
  • Loan-to-Value Calibration: Accurate data helps define the final terms of your mortgage.
How the Process Works

Once your purchase contract is executed, Pure Lending facilitates the appraisal order through an independent management company. The appraiser will conduct an inspection of the home's exterior and interior, noting its size, layout, and quality. They then analyze 'comparables'—at least three similar houses sold recently within a close radius—to calculate the final value.

Navigating the Valuation Outcome

The appraisal report might return a value that differs from your purchase price. Here is what that means for your closing:

  • Value is Higher than Price: This is the ideal scenario for buyers. You gain immediate equity in the home on day one.
  • Value is Lower than Price: If the appraisal comes in low, we will work with you to find a solution. This often involves renegotiating the sale price with the seller, covering the 'appraisal gap' with a higher down payment, or submitting a formal request for a reconsidering of value if discrepancies are found.
